The Maintenance Tech, Level II is responsible for performing routine building maintenance tasks as well as working with management to run larger building projects. This position reports to the Maintenance Supervisor and Director of Operations but will receive day to day direction from the property manager at their assigned properties.
Roles & Responsibilities of Maintenance Tech, Level II
- Responsible for the completion of all maintenance service requests, as assigned by either work order system or directly from property management.
- Perform monthly inspections including elevator and fire system inspections as assigned
- Maintain accurate records of all inspections
- Perform minor plumbing maintenance, painting, and carpentry.
- Work with property managers to execute larger building projects including requesting additional manpower and coordinating with contractors
- Reconfigure and move office furniture
- Respond as needed to afterhours emergencies when on-call (approximately every 6 weeks)
- Ensure compliance of all work-related activities in a fair, ethical and consistent manner.
- Ensure timesheets are complete and submitted on time
- Follow established company policies as outlined in Employee Handbook including dress code
- Assure safety standards comply with company guidelines
- Maintain a professional, courteous manner with all tenants, owners and fellow employees
- Clock in and out on time as outlined in individual work schedule
- Arrive on time and attend all monthly maintenance meetings and quarterly property meetings.
- Job requires a moderate degree of exertion. Tech must be physically capable of exerting 20-50 pounds of force, occasionally
Education and Experience
- 5-10 years relevant work experience
- Valid driver’s license
- Pass background and drug test
- Certifications in HVAC and plumbing are a plus
