SENIOR COMMERCIAL PROPERTY MANAGER
POSITION OVERVIEW
Stenz Corporation is seeking an experienced Senior Commercial Property Manager to oversee the daily operations and strategic management of our commercial office building portfolio. This role is critical to ensuring operational excellence, maximizing asset value, and delivering exceptional service to our tenants. The Senior Commercial Property Manager will serve as the primary point of contact for building operations, tenant relations, and financial performance while working closely with maintenance teams and reporting directly to the Director of Operations.
KEY RESPONSIBILITIES
Tenant Relations & Lease Administration
- Serve as primary contact for tenant inquiries, concerns, and requests, ensuring prompt and professional resolution
- Build and maintain strong relationships with tenants to promote retention and satisfaction
- Coordinate lease administration activities including renewals, rent escalations, and tenant improvement projects
- Conduct regular property inspections and tenant meetings to proactively address issues
- Manage tenant move-ins, move-outs, and space planning coordination
Financial Management
- Prepare and manage property operating budgets, ensuring alignment with financial goals
- Monitor and analyze property financial performance including income, expenses, and variances
- Process accounts payable and receivable, including rent collection and delinquency management
- Prepare monthly, quarterly, and annual financial reports for ownership and leadership
- Identify opportunities for cost savings and revenue enhancement
- Utilize Yardi property management software for all financial tracking and reporting
Vendor & Contract Management
- Source, negotiate, and manage relationships with vendors and service providers
- Oversee vendor performance to ensure quality service delivery and contract compliance
- Review and approve vendor invoices for payment processing
- Negotiate competitive bids for property services and capital improvements
- Maintain comprehensive vendor documentation and insurance certificates
Capital Projects & Property Maintenance
- Coordinate with maintenance technicians to ensure properties are well-maintained and operational
- Plan and oversee capital improvement projects from conception through completion
- Conduct regular property inspections to identify maintenance needs and safety concerns
- Develop and implement preventive maintenance programs
- Ensure compliance with all building codes, safety regulations, and environmental requirements
- Manage emergency response protocols and coordinate after-hours issues
Operational Excellence
- Ensure properties operate efficiently and meet company standards for quality and service
- Implement and maintain operational policies and procedures
- Monitor building systems and equipment performance
- Maintain accurate property documentation including tenant files, vendor contracts, and compliance records
- Prepare reports and presentations for ownership and senior leadership as needed
QUALIFICATIONS
Required:
- Minimum 5-7 years of commercial office property management experience
- Proven track record of managing multiple commercial office properties
- Strong financial acumen with experience in budget development and financial analysis
- Proficiency in Yardi property management software
- Excellent communication and interpersonal skills with ability to build strong tenant and vendor relationships
- Strong problem-solving abilities and sound judgment in decision-making
- Ability to prioritize multiple projects and meet deadlines in a fast-paced environment
- Valid driver’s license and ability to travel between properties as needed
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook)
Preferred:
- Bachelor’s degree in Business Administration, Real Estate, or related field
- Professional certifications such as CPM (Certified Property Manager), RPA (Real Property Administrator), or LEED credentials
- Experience with CAM (Common Area Maintenance) reconciliations
- Knowledge of HVAC, electrical, and plumbing systems
WORKING CONDITIONS
- Standard business hours with flexibility required for tenant emergencies and after-hours issues
- Regular site visits to properties within the portfolio
- Office-based work combined with time in the field
- Occasional evening or weekend work may be required
