Stenz specializes in new construction, renovations, and adaptive reuses. Stenz’s portfolio consists of projects in commercial, religious, education, multi-use, and industrial/warehouse facilities.
We are seeking a commercial senior project manager with a minimum of 10 years of commercial construction experience. This individual will be ultimately responsible for running the construction project from pre-construction through completion and will be accountable for overall profit and loss for each project managed.
Duties and Essential Job Functions:
- Maintain safety and quality compliance.
- Successful management of project from start to completion.
- Manage project objectives, procedures and performance within industry and company standards.
- Work on multiple projects simultaneously.
- Coordinate the efforts of all project participants, owners, architects, consultants, subcontractors, and tradesmen.
- Facilitate professional relationships with clients and team members.
- Monitor / control construction through collaboration with project superintendents to ensure projects are built to all requirements, on schedule and within budget.
- Represent the company in project meetings and attend strategy meetings as required.
- Establish work priorities, remain organized, meet deadlines, and maintain detailed correspondence while working on multiple projects.
- Provide and maintain reports on projects on costs, schedule, and adherence to contract requirements.
- Develop and maintain schedules using Microsoft Project.
- Negotiate, award, and write subcontracts.
- Review/prepare change orders.
- Develop/track submittals, RFI’s and cost reports.
- Enforce prime contract and perform all “contractor” duties as set forth in Prime Contract Agreement.
- Create owner pay applications for payment making sure accurate, complete, and submitted on or before established dates.
- Pre-construction collaboration amount designers and owners, etc. to obtain construction documents as necessary for assigned projects. Documents that are both suitable for construction and competitive bidding when necessary.
- Estimating (Conceptual budgeting, takeoffs, hard bid); ensuring we have captured any scope gaps.
- Ensure compliance with quality and safety standards. Investigate project problems and implement corrective actions. Provide technical direction to project superintendents.
Skills, Knowledge, Qualifications and Experience:
- BA/BS degree in Construction Management Engineering and Technology
- Minimum of 5 years’ experience working for a General Contractor, Construction Management or A/E/C Firm.
- Experienced in working on multi projects simultaneously.
- Managing projects ranging from $250,000 to $15 million.
- Procore certified.
- Must have strong computer skills using Word, Excel, Outlook, and Microsoft Project.
- Detail and deadline orientated.
- Strong analysis and critical thinking skills.
Project locations are located within the State of Indiana.
